Bollywood superstar Shah Rukh Khan recently marked a significant milestone in Dubai by launching a commercial tower named Shahrukhz, attracting over 6,500 attendees to a star-studded event. The tower, developed by Dubai-based real estate tycoon Rizwan Sajan and his Danube Group, stands out with its impressive architecture and strategic location on Sheikh Zayed Road. Notably, the entire 55-tower project has sold out, amassing over ₹5,000 crore in sales, spurred by an escalating demand for office space.

During the launch, Rizwan Sajan confirmed that all units of Shahrukhz are sold, presenting a miniature model of the tower that is expected to be completed by 2029. The tower will prominently feature a statue of Shah Rukh Khan in his signature arms-outstretched pose at the main entrance.
Khan’s playful interaction with Sajan added a touch of humor to the proceedings. After being informed of the sold-out status, the celebrated actor remarked, “I thought I’d come here for the launch and then buy one or two offices… won’t I even get an office?” This light-hearted moment resonated well with the audience, showcasing Khan’s personable nature.

Spanning over 1 million sq ft, Shahrukhz by Danube will feature 488 units, each starting at AED 2 million, contributing to a total project valuation of AED 2.1 billion (over ₹5,000 crore). The business tower is designed to accommodate numerous modern amenities, including a sky pool, a dedicated helipad for air taxis, valet services, and exclusive executive lounges.
Located along Sheikh Zayed Road, which houses some of Dubai’s most iconic structures, including the Burj Khalifa, Shahrukhz is poised to become a landmark in its own right. The building is modelled to cater to business professionals, aiming to attract significant interest from various sectors.
Payment Plans and Investments
The Danube Group will provide flexible payment options, allowing for a 1% monthly payment plan alongside a 10-year Golden Visa for eligible investors. Commercial unit sizes will range between 460 sq ft and 11,000 sq ft, creating opportunities for diverse business needs. Interested buyers are required to make a 20% down payment, followed by manageable monthly installments.
